We were recently approached by a couple who were first time buyers in Wokingham, looking to buy a residential property and were after our advice and expert knowledge of the market. With one being on self employed income and having only two years accounts and adverse credit, they wanted to know how much they could receive as a loan for the home purchase.
Due to one of the applicants being self employed during COVID-19, we had to research the lenders who would accept our client's current circumstances. The research had to be based on lenders who could take average from the last two years tax calculations for affordability. The process between the first contact to the mortgage offer was around two weeks, mainly due to COVID-19 and the physical valuation being delayed. During this time, I liaised with the lender's business development manager to make sure the application was correctly placed.
Once in contact with a correct lender who could accept the Wokingham clients' circumstances, the underwriter for the lender had multiple questions requesting explanations of how the self-employed applicant continued to work and earn during the pandemic. We provided true answers and plans of action for eventual acceptance for the mortgage offer. Despite having had historic adverse credit still secured prime rate.
